3 Civic Plaza, a landmark mixed-use development, defines the future of work, play and life in Surrey City Centre.

As the fastest growing city in the province, Surrey expects to surpass Vancouver’s population in the next few years. The emerging City Centre is an important opportunity for the city to shed its suburban image and establish itself as a vibrant urban centre — a second downtown in the Metro Vancouver region.

For Century Group, 3 Civic Plaza marks a shift in our development practice from community-building to city-building. We are part of the economic, social and cultural transformation of Surrey City Centre with 3 Civic Plaza, the first premium hotel and residences to be built in the city in more than two decades. In partnership with the Surrey City Development Corporation, we have built a city within a city, which has attracted residents who share the vision for a diverse, walkable urban centre and has supported Surrey’s growth as an international business destination.

Located adjacent to the new City Hall and City Centre Library, and easily accessible by transit, 3 Civic Plaza shapes Surrey’s new urban ethos. 3 Civic Plaza is the largest private development in the City Centre, combining a 52-storey residential tower and the boutique Civic Hotel, Autograph Collection, part of the Marriott International global portfolio, with a five-floor business campus for Kwantlen Polytechnic University (KPU). The project is the tallest tower south of the Fraser River and brings a new level of contemporary design to Surrey.

The community is the foundation of city-building, and Century Group designed 3 Civic Plaza to create a sense of welcome and social connectedness that starts at the front door. Everyone who arrives at 3 Civic Plaza, including residents, hotel guests, and visitors, enter the building through a singularly-expansive, glass-case lobby. The grand lobby is a social hub and gathering place where people meet. It reflects the cultural diversity of the city and offers a market café, fine dining and evening social events. This lively social space extends into a vast outdoor plaza with the capacity to host 5,000 people for concerts and cultural events, art markets, and street food vendors.

Contemporary design that features innovative technology is one of the hallmarks of Century Group’s urbanism practice. At 3 Civic Plaza, we drew on our experience in the development of right-sized energy systems to create an in-building utility that recycles and redistributes heat throughout the residential tower, Kwantlen Polytechnic University and the hotel, based on peak times. The system also connects with the City of Surrey's District Energy System underneath the parking garage.
